Taylor Dale Building / Tributary Hotel

This adaptive reuse project transformed a 100+ year old historic brick hardware store. Upstairs, a run-down apartment was converted into a boutique hotel, while new restaurant space was added on the main level to engage the vibrant McMinnville streetscape. This revitalization included critical life-safety upgrades such as a new 3-story elevator, concrete & steel lateral system, energy code improvements for MEP and envelope, fire sprinkler system, and replacement of windows and storefronts to match the original design.

During the project, the clients acquired the adjacent infill building, which required a full replacement due to its deteriorated state. A historic investigation by Ernie Munch revealed that the existing structure on the site was not the original historical building. Subsequently, a redesign was proposed and unanimously approved by the historic landmark committee. The new addition, directly connected to the original Taylor/Dale hardware building, features its own black brick facade to distinguish its visual identity while harmonizing with the downtown urban fabric.

The first-floor shell space, designed by Hacker Architects, now hosts OKTA, a restaurant led by 2-Star Michelin chef Matt Lightner, offering a world-class dining experience.
